Whole House, Termite & Radon
At a minimum, you will want a whole house & termite inspection. The Team also strongly recommends a radon inspection. The whole house inspection company can schedule the radon and termite inspection on your behalf, just let them know if you want that.
Sewer Camera - for Homes on Public Sewer
You may also want
to do a sewer cam inspection if your home IS NOT on private sewer. This is an
inspection that places a camera in the sewer line to inspect the line to
the public connection. This checks for blockages or breaks in the line. This
may be offered by the whole house inspector. If not, let us know and we will
connect you directly with a company that does sewer cam inspections.

Pools
If you are purchasing a home with a pool, we also recommend a pool
inspection. Please note, if you are inspecting the pool, and it has not been
opened, you will be expected to pay for the opening of the pool, and, if in the
winter, the closing of the pool again.

Other Inspections

You are not limited to the inspections discussed above, these are just the most common inspections buyers have done. If you need to have an arborist look at a tree, a roofer check the roof, or an environmental company check for issues, please let us know. We can help with that.

You will be scheduling your inspections directly with the Inspector(s). Per the contract, you have 20 days from the Effective Date to have all inspections completed.
Ideally, you will get your inspections scheduled to happen within 10 days of getting your home under contract. You may
need a few days after inspections to review the reports, send the response, and
possibly have further inspections done. So, we recommend making the inspections as soon as possible. Please let us know via text as you get your inspections scheduled. If there is a conflict with the seller on the times, we will work with the other agent to get another time coordinated.

Attending the Inspection
We will not be at the inspection. It will be just you and the inspector(s). We encourage you to attend your whole house inspection(s). You do not have to attend your inspection, but it is a great opportunity for you to learn about the home you are purchasing. Please do not bring anyone with you other than those persons identified as buyers on the contract. Please do not bring young children to the inspection.
We have found it works best if you arrive during the latter part of the inspection. That will permit the inspector to focus on his tasks and thoroughly inspect the home uninterrupted. The inspector will give you a summary of findings, and you can have him show you any issues at that time. If you plan to attend the inspection, PLEASE BE SURE TO LET THE SCHEDULER/INSPECTOR KNOW WHEN YOU SCHEDULE. Tell the inspector/scheduler what time you plan to arrive so they don't leave before you get there.. Depending on the size of the house, inspections take about 1 1/2 to 3 hours. When you arrive, the inspector can go over the report with you and answer questions about any items of concern.
If it is necessary to bring others with you, or have someone present because you are unable to attend, please notify me as we will need to make arrangements for that and inform the other party. We cannot stress enough that the only persons to be in the home during the inspection are those buyers on the contract and the inspector(s).
Please be mindful of your presence in the home during the inspection. It would not be unusual for a homeowner to have a camera(s) or listening devices in the home, and they may take issue with a buyer doing anything other than waiting for the inspector to wrap up the report. Stick with the inspector or have a seat at the kitchen table while you wait for the inspector to finish up. If you are granted permission to bring others to the inspection, please make it very clear to them that they need to stay with you as you wait for the report. Please do not let them wander through the home. Again, remind them cameras maybe throughout the house. We do not want your negotiating position compromised because the seller felt their privacy was violated. People get very anxious about having buyers in their home when they are not there.
Need to Design and Measure?
And finally, if you need measurements of the home for furniture placement, or need to figure out design and decor changes, during the inspection is the best time to do it. We will likely not be permitted to inconvenience the homeowners to go back for measurements. We know it is exciting to start planning for your future decor and home modifications; however, per the contract, the seller does not have to permit access for these types of things. It is also a very hectic time for sellers as they pack and move, so it can be disruptive to ask them to leave for these things. We can always ask, but please know that most sellers are at maximum stress level, and they may not be so cooperative.
